Turnover Inspection Reports – One of the new laws/amendments (House Bill 995. Florida Statute 718.301-4) regulates the transfer of a condominium development from the developer to the association. It states that it is required that a report be included in the official records, under the seal of an architect or engineer authorized to practice in the state of FL, attesting to required maintenance, useful life and replacement costs of the thirteen common elements comprising a Turnover Inspection Report.
Replacement Reserve Studies – A Replacement Reserve Study is a third party determination of the estimated replacement costs and the life expectancy of common property to be maintained and replaced by a condominium association (business or residential).These reports guide the determination of association monthly dues to assure adequate funds are being assessed.
Transition Studies – A transition study is a report that is generated for the purpose of transferring a property conditional responsiblilities from the developer to an associaltion. It is a thorough inspection that attests to the useful life, required maintenance and and replacement costs for all of the common elements of a condominium or any type of subdivision. Before the transition actually takes place is the best time to have one of these reports completed, however, if this study has not completed at the time of the transition, it is never too late to have one performed
5 Year Maintenance Inspections – Pursuant to the 2008 Florida Statute 718.113(6) any condominium building greater than three stories in height, at least every 5 years, and within 5 years if not available for inspection on October 1, 2008, the board shall have the condominium building inspected to provide a report under seal of an architect or engineer authorized to practice in this state attesting to required maintenance, useful life, and replacement costs of the common elements.
Condominium Conversions – Pursuant to the Florida Statute 718.112(2)(f) , a Condominium Conversion Inspection Report must be submitted in order to obtain state approval when converting a hotel, apartment complex, resort or any other entity into a condominium.
